Applied Credit Clinics

The clinics

Eighteen working sessions. One client file each, the same five stage method every time. Booked one at a time or as a program. Foundations first, then pick your topics.

How it works

One file. Five stages. Fifteen questions.

The client file

Every clinic starts with one real client file. Everything you'd have after the first conversation. You read it, then attempt fifteen questions about it before anything is taught. Most people can't answer them all at the start. That's the point.

The five stages

Then you work the file through five stages: Ask, Diagnose, Match, Recommend, Lodge. One chapter per stage. A tool in every chapter. An exercise on the file after each one.

The compare

At the end you answer the same fifteen questions again. The difference between your two attempts is what you learned today. A second file at the end proves it travels.

Foundations

The front door for every business. Built for the whole team: brokers, admins, credit analysts. The vocabulary, the mechanics, the journey of a file, serviceability in plain terms. Everyone in the room leaves with the same language.

This is the only clinic that deliberately teaches the assumed layer. The stuff that experienced brokers skip over because they learned it years ago, but that new team members and support staff never get taught properly. After Foundations, every clinic builds on the same base.

Monthly subscribers: Foundations runs in your first sessions.
Business bookings: Foundations is a standalone half day session for your team.

01
Serviceability and the debts that kill deals
Where borrowing capacity actually comes from, what eats it, and why online calculators lie. The multiplier that turns a $2,000 Afterpay limit into a $15,000 capacity loss. How to find, fix, and present the numbers.
What you'll work on
  • The real debt audit: what clients don't know are debts
  • The multiplier effect of small commitments on capacity
  • Why three lenders give three different numbers on the same file
  • Delivering a lower number without losing the client
02
Pre approvals
Most pre approvals are written to get issued. The good ones are written to still work three months later when the client finds a property and the market has moved. What separates one from the other.
What you'll work on
  • Writing for durability, not just approval
  • The conditions that kill pre approvals at conversion
  • Managing the client through a long search
  • What to do when the pre approval is about to expire and income has changed
03
Splits, offsets, fixed and variable
The structure conversation. Every client asks "fixed or variable?" The answer is never that simple. How to work through the real decision, and the splits that actually get used after settlement.
What you'll work on
  • The questions that reveal which structure fits
  • Offset accounts: when they help and when they're wasted
  • Splits that survive versus splits that get forgotten
  • The rate lock conversation and when to have it
04
First home buyers
The intake, the deposit map, the guarantor conversation, and the file that gets approved without questions coming back. The conversations that happen before the calculator matters.
What you'll work on
  • The deposit story, told in full
  • Capacity versus budget: the conversation most brokers skip
  • The guarantor conversation, done honestly
  • Building the evidence file from day one
05
Family and security guarantees
Parental guarantees are simple on paper. The conversations around them are not. Ageing guarantors, family dynamics, independent advice, and the exit strategy that protects everyone.
What you'll work on
  • When to raise a guarantee and when not to
  • The independent advice obligation and how to handle it
  • Exit strategies: releasing the guarantee at the right LVR
  • Elder abuse considerations and the conversations that matter
06
Refinance and debt consolidation
The first call goes to their current bank. The split that has to survive settlement. The retention warning that stops the deal unwinding. And the file that gets a different recommendation entirely.
What you'll work on
  • Consolidation file versus behaviour file
  • The number nobody shows the client
  • The retention call warning, delivered before it happens
  • When refinancing is the wrong recommendation
07
Casual, contract, variable pay and foreign currency
Income the calculators get wrong. How different lenders read casual loading, contract renewals, commission, and overseas earnings. What evidence actually shifts the number.
What you'll work on
  • Casual versus permanent: what lenders really assess
  • Contract income and the renewal evidence that matters
  • Commission and bonus treatment across lenders
  • Foreign currency income: conversion, acceptance, rate loading
08
Self employed
Entities, add backs, declining income, and the narrative that gets the file across the line. The documents that matter and how assessors actually read them.
What you'll work on
  • Multiple entities: whose income counts
  • Add backs that lenders accept versus the ones they reject
  • Declining income and the accountant letter
  • The alt doc and low doc pathway when full doc won't work
09
Valuations and off the plan
What to do when the number comes in short. Challenging the valuation, reselecting the lender, managing the client. And the off the plan settlement gap that catches people six months too late.
What you'll work on
  • Why valuations come in short and what you can do
  • The challenge process: when it works and when it wastes time
  • Off the plan valuation shortfalls and the deposit gap
  • Managing the client when the val changes the deal
10
Security types
Apartments, company title, rural, acreage, dual occupancy. The properties most lenders won't touch, the ones who will, and the policy lines you need to find before you find out at valuation.
What you'll work on
  • Apartment restrictions: size, strata, postcode
  • Company title and restricted security pathways
  • Rural and acreage: where the lending line sits
  • Dual occupancy and granny flat income treatment
11
Adverse credit
Paid defaults, arrears, Part IX, discharged bankruptcy. The pathway from a no to a yes, and the timing, evidence, and lender selection that makes it work.
What you'll work on
  • Paid defaults and the lender threshold matrix
  • Mortgage arrears and conduct history presentation
  • Part IX and bankruptcy: waiting periods and rebuild
  • The two stage strategy: specialist now, mainstream later
12
Separation and property settlement
Refinancing through separation. Consent Orders, stamp duty exemptions, single income serviceability, and the conversations that matter most when everything else is falling apart.
What you'll work on
  • The buyout calculation and how to present it
  • Consent Orders versus Binding Financial Agreements
  • Single income serviceability and the options when it's tight
  • Working alongside the family law solicitor
13
Older borrowers and exit strategy
Exit strategy requirements vary wildly between lenders. Pension income treatment, downsizer contributions, reverse mortgages, and the lenders who actually understand this stage of life.
What you'll work on
  • Exit strategy: what lenders require and why they differ
  • Pension and superannuation income treatment
  • Reverse mortgages and the Home Equity Access Scheme
  • The downsizer conversation and super contributions
14
Investors and multiple securities
Portfolio structure, cross collateralisation, lender sequencing, and the tax deductibility that disappears in a bad structure. The lending strategy that matters as much as the property.
What you'll work on
  • Why you use multiple lenders and never cross collateralise
  • Interest only strategy for portfolio building
  • Serviceability across a portfolio and the ceiling
  • The structure that protects tax deductions
15
Bridging
Peak debt, timing, the cost model, and when bridging is the wrong recommendation. The conversation before the auction and the exit strategy after.
What you'll work on
  • Peak debt calculation and the real cost model
  • Auction strategy with bridging finance
  • The exit strategy the lender needs to see
  • When to recommend selling first instead
16
Construction
Progress draws, owner builder, knockdown rebuild. The file that takes twelve months and has to be right from day one. Different from every other loan you'll write.
What you'll work on
  • Progress draw mechanics and inspection timing
  • Owner builder restrictions and the lenders who say yes
  • Knockdown rebuild with bridging during the build
  • Cost overruns and the contingency buffer
17
Company and trust lending
Discretionary trusts, unit trusts, corporate trustees. Who guarantees, how income flows through, what documentation the lender needs, and the structures that trip up experienced brokers.
What you'll work on
  • Trust borrowing: who is the borrower and who guarantees
  • Income from trusts: distribution minutes and tax returns
  • Company borrowers and director guarantee structures
  • The documentation checklist that prevents rework
18
Conditions, escalations and settlement
Clearing conditions without generating more questions. Escalating to credit without burning the relationship. Keeping the file clean from approval to keys. The last stage that most training ignores.
What you'll work on
  • Conditions: what they actually want versus what they asked for
  • Escalation: when, how, and what to include
  • The three ways clients kill their own deal after approval
  • Settlement coordination and the final checks
